Maryland Mortgage Loan Program provides 30 year fixed-rate home mortgage loans with financial incentives and other assistance

Maryland Mortgage HomeAbility Disability Program a Conventional Loan product and provides Maryland homebuyers with disabilities up to 95% LTV in a first lien and up to 25% (with a maximum of $45,000) in a second lien to assist with down payment and closing costs.

Maryland Mortgage SmartBuy 3.0 Program  Maryland SmartBuy Program. Provides up to 15% of the home purchase price for the borrower to pay off their outstanding student debt with a maximum payoff amount of $50,000.

Maryland Mortgage Montgomery Homeownership Program VII Montgomery Homeownership Program VII (maryland.gov).  In partnership with Montgomery County, gives eligible homebuyers purchasing in Montgomery County up to $25,000 in down payment assistance.

Maryland Mortgage Home Start 1st Time Advantage Loans (maryland.gov).  Offers eligible first-time homebuyers the lowest 30-year fixed interest rate available for Maryland Mortgage Program loans.  Home Start is for borrowers with income at or below 50% AMI.

Healthy Neighborhoods Purchase & Rehab Loan Our Loans | Healthy Neighborhoods. A loan to help you purchase and renovate your new house on Healthy Neighborhoods target blocks.

Department of Housing and Urban Development 203k Rehabilitation Mortgage SFH: 203(k) Rehabilitation Mortgage Insurance | HUD.gov / U.S. Department of Housing and Urban Development (HUD). Finance the purchase of a house—or refinance your current mortgage—and include the cost of its repairs through a single mortgage.

Maryland Department of Housing and Community Development Maryland Mortgage Program Flex

Flex Direct offers a competitive interest rate for repeat homebuyers.
Flex 5000 comes with a $5,000 loan for down payment and closing costs.
Flex 3% Loan comes with a DPA loan equal to 3% of the first mortgage in a zero percent deferred second lien.

Baltimore City Homeownership Incentives | Baltimore City Department of Housing & Community Development OR First-Time Homebuyers Incentive Program – Live Baltimore

Baltimore City Employee Homeownership Program – $5,000 for employees of City and quasi-City agencies

Buying Into Baltimore – $5,000 awarded by lottery to people who attend a Live Baltimore Trolley Tour and meet other conditions.

First-Time Homebuyers Incentive Program – base incentive amount is $10,000 for first-time homebuyers with a household income at or below 80% of the area median income. Current income limits are shown in the table below.

Down payment and closing cost assistance to eligible first-time homebuyers who (a) purchase the house they have rented and occupied for at least six months, or (b) have a household member with a disability

Buying Into Baltimore (Trolley Tour- City wide) Buying Into Baltimore – Live Baltimore. Twenty homebuyers will be selected to receive funds from a pool of eligible applicants.

NHS Project Reinvest (Funds subject to availability) Project Reinvest — Homeownership — Down Payment Assistance (nhsbaltimore.org).  Provides eligible homebuyers with up to $10,000 of down payment assistance to buyers purchasing in Baltimore City.

Baltimore Regional Neighborhood Initiative (BRNI) Baltimore Regional Neighborhood Initiative (maryland.gov).  Community Development Organizations may apply for Baltimore Regional Neighborhood Initiative funding for projects located in Sustainable Community Areas.

Baltimore County Housing Opportunities and Finance – Baltimore County (baltimorecountymd.gov) and

Baltimore County Settlement Expense Loan Program (SELP) SELP Funds – Dundalk Renaissance (dundalkusa.org).  A forgivable loan of up to $10,000 offered by

Baltimore County and administered by nonprofit housing agencies, like Dundalk Renaissance, for first time home buyers.

Dundalk Renaissance Home Buyer Grants – Dundalk Renaissance (dundalkusa.org).  Homebuyer Grant for $5,000.

LifeBridge Health Live Near Your Work Housing Opportunities and Finance – Baltimore County (baltimorecountymd.gov).  Offers incentives ranging from $1,000 to $5,000 to help LifeBridge Health employees with down payment and closing costs when they buy a home near Northwest Hospital.

FHLBank Atlanta Community Partners Product Community Partners Product: Local First-Time Home Buyer Assistance (fhlbatl.com).  Provides up to $10,000 in home purchase assistance to current or retired law enforcement officers, educators, health care workers, firefighters, and other first responders; veterans or active-duty members of the U.S. military or their surviving spouse; and COVID-related essential workers.

FHLBank Atlanta First-Time Homebuyer Product First-Time Home Buyer Assistance & Home Down Payment Grants (fhlbatl.com).  Provides up to $7,500 in funds for the down payments and closing costs of first-time homebuyers.

Teacher Next Door  Teacher Housing Grants Video Updated November 8, 2022 (teachernextdoor.us).  Housing grants of up to $6,472.00 are available to all Maryland teachers and staff, through the Teacher Next Door Program.

Good Neighbor Next Door Good Neighbor Next Door | HUD.gov / U.S. Department of Housing and Urban Development (HUD).  HUD offers a substantial incentive in the form of a discount of 50% from the list price of the home for Law enforcement officers, pre-Kindergarten through 12th grade teachers, firefighters and emergency medical technicians.
